Add living space below and bedrooms above

A double storey extension can enlarge the ground floor while adding bedrooms, a bathroom or both above it. That makes efficient use of one footprint, but every level must connect properly with the existing house. We plan downstairs circulation alongside the upper-floor landing, stairs and room entrances. Floor heights need to align, plumbing stacks require workable routes and the roof must meet the original building cleanly. The layout is developed as one vertical structure rather than two separate additions, avoiding the sort of mismatch that only becomes obvious when a doorway meets a step or a pipe meets a beam.

Heavier loads need carefully staged support

The foundations must carry the full proposed structure, and large openings into the existing house require engineered support. We coordinate structural calculations, temporary propping and RSJ installation before affected walls are removed. Work then progresses in stages so each level remains safe and the enlarged shell becomes weatherproof in an orderly way. Required inspections take place while foundations, steelwork and other key details remain visible. Once the structure and roof are secure, services and internal finishes can move through both floors without competing with heavy construction below.

Do double storey extensions need deeper foundations?

Foundation design depends on ground conditions, nearby structures and the calculated building loads. We use the approved structural information and site findings rather than assuming one standard depth for every property.

Can you keep the house weatherproof during work?

We programme the shell, roof connections and temporary protection in stages. The exact approach depends on the design, but our aim is to secure the enlarged structure before extensive internal finishing begins.

How are large openings supported safely?

We follow the structural design, installing temporary propping before controlled demolition. Specified RSJs and bearings are then formed and inspected as required before we close the structure and make good finishes.
